Miami-Dade commercial painting
Commercial painting for Miami-Dade towers, warehouses and storefronts
In Miami-Dade a repaint answers to the rainy season, sometimes a city color board, and tenants who stay open. Romco Builders, a licensed Florida general contractor, plans each job around those limits and quotes buildings of any size.
- Any building size quoted
- Interior, exterior and high-rise repaints
- Color reviews tracked city by city, Coral Gables to Miami Springs
- Work phased around open tenants

Why the plan matters
What makes a Miami-Dade repaint harder than it looks
A wall here sits under either the county or one of 35 city building officials, sometimes a color review board, and a rainy season that runs from mid-May to mid-October. The quote has to carry all three.
Thirty-five cities, one county
The county handles permits only for unincorporated folios that begin with 30. Every one of the 35 municipalities has its own building official, so Romco confirms which office governs the address first.
Color boards with a say
Coral Gables sends every exterior paint job to its Board of Architects. North Miami Beach sets a minimum light reflectance for base colors in commercial districts. Those reviews go into the schedule.
Rain from May 15
The National Weather Service dates the South Florida rainy season May 15 to October 15. Exterior coats are sequenced around the wet months instead of fighting them.
Coastal towers come due
Coastal condo buildings of three or more stories face a county recertification inspection at 25 years, and the façade is now part of it. Repaints are often planned alongside that work.

How a job runs
From site walk to turnover
Site walk and jurisdiction check
Romco walks the building, measures the surfaces and confirms whether the county or a city building official governs the folio.
Approvals and colors
Any color board, historic review, zoning permit or roof-coating permit the address needs is filed before materials are ordered.
Phasing and protection
Work is split around open tenants, residents and traffic. Floors, glazing, landscaping and storm drains are protected before prep starts.
Surface prep
Cleaning, scraping, patching and priming, with wash water kept out of storm drains as county and city rules require.
Coating application
Coats go on in the order the system calls for, with exterior work timed around rainy-season weather.
Punch list and turnover
Romco walks the finished work with the owner or manager, fixes the punch items and hands over the color and product schedule.

Questions
Common questions
What does a commercial repaint cost?
It depends on surface area, height, access, the condition of the substrate and the rules at the address. A coastal tower on swing stages and a one-story strip center inland are different jobs. Romco walks the building, writes the scope down and quotes that scope. No figures appear on this site because a number given before the walk would not hold.
What size of building will Romco quote?
Any size. A single storefront bay, a full office floor, a Doral distribution warehouse or a coastal condo tower all get the same process: a site walk, a jurisdiction check and a written scope.
Which Miami-Dade repaints call for a permit?
In unincorporated Miami-Dade, the county lists interior and exterior painting as work that needs no building permit, but waterproofing roof coatings do, and painted wall signs and parking-lot re-striping need a Zoning Improvement Permit. The 35 cities set their own rules. Miami Beach, for one, requires a permit and color approval for business exteriors.
What if the building has lead paint?
The federal RRP rule covers work that disturbs painted surfaces in pre-1978 housing and in child-occupied facilities, such as a pre-1978 building where children under six come regularly, and that work needs a certified firm. OSHA's lead standard covers painting as construction work in any building. Romco checks whether the rule applies and arranges a qualified firm when it does.
How long does a commercial painting job take?
No date is promised up front. The schedule hangs on approvals such as a Coral Gables Board of Architects review, on how much of the building can be closed off at once, and on rain between May 15 and October 15. Romco gives a sequence with its dependencies once those are known.
Is Romco licensed?
Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. It manages painting as part of that work.
Does the county or my city set the paint rules?
It depends on the folio. The county handles permits only for unincorporated properties whose folio begins with 30. Each of the 35 cities has its own building official, and some add a color review, such as the Bal Harbour Architectural Review Board or the Miami Springs commercial palette.
Does a Miami-Dade recertification mean the building must be repainted?
The county page does not say so. Recertification falls due at 30 years, or 25 for coastal condos of three or more stories, and the façade is now part of the inspection. Owners often choose to plan a repaint after the repair work it brings to light.
Can the work go on while tenants stay open?
Usually. Romco phases the building by elevation, floor or suite, keeps entrances usable, and moves noisy prep or strong-smelling coats to hours the tenants agree to.
