Miami Beach, Miami-Dade County

Commercial painting in Miami Beach

In Miami Beach, painting the outside of a business takes a permit, and the city must approve the colors. The city's design guidelines call buildings in multiple pastel hues a Miami Beach trademark, encourage pastels, and say dark tones and glaring bright colors should be avoided.

The city's business guide says the paint permit is applied for through the Citizen Access Portal (CAP). That guide dates from 2017, so Romco checks the current CAP permit list before filing. Romco builds the scheme inside the pastel guidance before it goes to the city.

Miami Beach has 14 local historic districts. The planning FAQ lists exterior paint among the items city staff may approve, provided the scope of work satisfies the Certificate of Appropriateness criteria. Romco prepares the color submission for staff review before any scaffold is booked.

The Art Deco Painting Incentive Program, a matching grant for commercial buildings in the Miami Beach Architectural District, is not accepting applications as of October 2026. Weather is the other constraint: NWS Miami puts the Miami Beach rainy-season normal at 35.55 inches between May 15 and October 15, so exterior coats are sequenced around afternoon storms.

  2. Approvals and colors

Any color board, historic review, zoning permit or roof-coating permit the address needs is filed before materials are ordered.

  5. Coating application

Coats go on in the order the system calls for, with exterior work timed around rainy-season weather.

  6. Punch list and turnover

Romco walks the finished work with the owner or manager, fixes the punch items and hands over the color and product schedule.

Questions

Commercial painting in Miami Beach

Can city staff approve a new paint color in a Miami Beach historic district?

Often, yes. The planning FAQ lists exterior paint among items staff may approve when the scope satisfies the Certificate of Appropriateness criteria. Separately, any business exterior repaint needs a city permit and color approval. Romco files both before work starts.

What does a commercial repaint cost?

It depends on surface area, height, access, the condition of the substrate and the rules at the address. A coastal tower on swing stages and a one-story strip center inland are different jobs. Romco walks the building, writes the scope down and quotes that scope. No figures appear on this site because a number given before the walk would not hold.

What if the building has lead paint?

The federal RRP rule covers work that disturbs painted surfaces in pre-1978 housing and in child-occupied facilities, such as a pre-1978 building where children under six come regularly, and that work needs a certified firm. OSHA's lead standard covers painting as construction work in any building. Romco checks whether the rule applies and arranges a qualified firm when it does.

How long does a commercial painting job take?

No date is promised up front. The schedule hangs on approvals such as a Coral Gables Board of Architects review, on how much of the building can be closed off at once, and on rain between May 15 and October 15. Romco gives a sequence with its dependencies once those are known.
