Commercial painting in Homestead

Homestead ties exterior color to two documents. Work under the Commercial Enhancement Program must use the approved City of Homestead color palette, and properties in the historic district follow a color chart approved by HPB Resolution R2005-10-26. Romco checks which, if either, applies to the address before colors are picked.

The city's commercial development standards cite a historic color chart and a paint color exemption in Chapter 32, Article II, Section 32-6. Romco confirms with the city how they apply to the address before colors are chosen.

The city calls itself the gateway to the Everglades and Biscayne National Parks, and Biscayne National Park's headquarters sits at 9700 SW 328th Street. The Miami-Dade Aviation Department also lists Miami Homestead General Aviation Airport among its general aviation airports. Romco quotes airport work there, run with the badging, escorts and after-hours phasing an airfield sets.

How the job runs

From site walk to turnover

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. It manages each painting job here from the jurisdiction check to the punch list.

  1. Site walk and jurisdiction check

Romco walks the building, measures the surfaces and confirms whether the county or a city building official governs the folio.

  2. Approvals and colors

Any color board, historic review, zoning permit or roof-coating permit the address needs is filed before materials are ordered.

  3. Phasing and protection

Work is split around open tenants, residents and traffic. Floors, glazing, landscaping and storm drains are protected before prep starts.

  4. Surface prep

Cleaning, scraping, patching and priming, with wash water kept out of storm drains as county and city rules require.

  5. Coating application

Coats go on in the order the system calls for, with exterior work timed around rainy-season weather.

  6. Punch list and turnover

Romco walks the finished work with the owner or manager, fixes the punch items and hands over the color and product schedule.

Questions

Commercial painting in Homestead

Do I have to use Homestead's color palette on a commercial repaint?

If the work is funded through the city's Commercial Enhancement Program, yes: exterior colors must come from the approved palette. In the historic district, the HPB color chart applies. Romco confirms which rule covers the building before ordering paint.

What does a commercial repaint cost?

It depends on surface area, height, access, the condition of the substrate and the rules at the address. A coastal tower on swing stages and a one-story strip center inland are different jobs. Romco walks the building, writes the scope down and quotes that scope. No figures appear on this site because a number given before the walk would not hold.

What if the building has lead paint?

The federal RRP rule covers work that disturbs painted surfaces in pre-1978 housing and in child-occupied facilities, such as a pre-1978 building where children under six come regularly, and that work needs a certified firm. OSHA's lead standard covers painting as construction work in any building. Romco checks whether the rule applies and arranges a qualified firm when it does.

How long does a commercial painting job take?

No date is promised up front. The schedule hangs on approvals such as a Coral Gables Board of Architects review, on how much of the building can be closed off at once, and on rain between May 15 and October 15. Romco gives a sequence with its dependencies once those are known.
