Hotel and hospitality painting in Miami-Dade

A hotel repaint runs while rooms are sold. Guest comfort, noise and smell limits set the hours, and historic rules can set the colors.

Miami Beach has 14 local historic districts. Its design guidelines encourage pastel colors and say dark tones and glaring bright colors should be avoided. In historic districts, exterior paint may be approved by staff under the Certificate of Appropriateness criteria.

On the mainland, the MiMo / Biscayne Boulevard Historic District runs from NE 50th to NE 77th Street. The City of Miami asks for a paint sample with color name and code in a Certificate of Appropriateness application for historic properties.

Romco quotes the painting of hotel buildings. It is not in the hotel business. Guest floors are taken a block of rooms at a time, and façade work on beachfront hotels takes sea turtle nesting season lighting into account from March 1 to October 31.

Color and historic rules for the beach: Miami Beach

Order of work

  1. Walk the property with engineering and operations
  2. File any historic or city color approval
  3. Agree room blocks, hours and public-area phases
  4. Protect furnishings, floors and pool decks
  5. Prep and coat each phase
  6. Inspect with the hotel and return rooms to service

What usually goes wrong

Where this kind of job slips in Miami-Dade, and the control

Guests on the floor

Noise and odor in a corridor become complaints. Rooms are taken out of service in blocks, and prep runs in hours agreed with the hotel.

Historic color review

A façade color can need staff or board approval. Romco prepares the paint samples and schedules around the review.

Beachfront night lighting

Night work lights on the beach side can conflict with turtle nesting rules. Romco keeps lighting low and plans beach-facing work for daylight in season.

Outside scope

Historic restoration of decorative stucco, signage, and life-safety systems are coordinated with specialists. Romco does not design historic color schemes.

Questions

About hotel and hospitality painting

Is the Miami Beach Art Deco painting grant open?

The city's Art Deco Painting Incentive Program, a matching grant for commercial buildings in the Miami Beach Architectural District, was not accepting applications when checked in October 2026.

Can a hotel stay open during a full repaint?

Yes, with phasing. Rooms are taken out in blocks and public areas are done in sections out of peak hours.

What does a commercial repaint cost?

It depends on surface area, height, access, the condition of the substrate and the rules at the address. A coastal tower on swing stages and a one-story strip center inland are different jobs. Romco walks the building, writes the scope down and quotes that scope. No figures appear on this site because a number given before the walk would not hold.

What size of building will Romco quote?

Any size. A single storefront bay, a full office floor, a Doral distribution warehouse or a coastal condo tower all get the same process: a site walk, a jurisdiction check and a written scope.

Is Romco licensed?

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. It manages painting as part of that work.

How Romco runs it

The same six stages, every job

  1. Site walk and jurisdiction check

Romco walks the building, measures the surfaces and confirms whether the county or a city building official governs the folio.

  2. Approvals and colors

Any color board, historic review, zoning permit or roof-coating permit the address needs is filed before materials are ordered.

  3. Phasing and protection

Work is split around open tenants, residents and traffic. Floors, glazing, landscaping and storm drains are protected before prep starts.

  4. Surface prep

Cleaning, scraping, patching and priming, with wash water kept out of storm drains as county and city rules require.

  5. Coating application

Coats go on in the order the system calls for, with exterior work timed around rainy-season weather.

  6. Punch list and turnover

Romco walks the finished work with the owner or manager, fixes the punch items and hands over the color and product schedule.
