Miami Springs, Miami-Dade County
Commercial painting in Miami Springs
Miami Springs requires every building in its commercially zoned districts to be painted in colors from the city's Color Palette, up to three per building. No building permit is required for painting commercial buildings, yet the palette still binds, and the N.W. 36th Street District has its own palette section.
The Zoning and Planning Department may approve minor shading variations to the palette. Romco picks the body, trim and accent colors from the palette, files the color palette application, and orders paint only after the city confirms.
Much of the city's character comes from Pueblo Revival buildings, which use concrete, stucco or mortar to simulate thick, rough walls painted in earth tones. The city credits co-developer James Bright with the style's local use. Textured stucco takes more paint and more care at edges than smooth block, and Romco quotes it that way.

Questions
Commercial painting in Miami Springs
How many colors can a commercial building in Miami Springs use?
Up to three, all from the city's approved Color Palette. The Zoning and Planning Department may approve minor shading variations. No building permit is needed to paint a commercial building there.
What does a commercial repaint cost?
It depends on surface area, height, access, the condition of the substrate and the rules at the address. A coastal tower on swing stages and a one-story strip center inland are different jobs. Romco walks the building, writes the scope down and quotes that scope. No figures appear on this site because a number given before the walk would not hold.
What if the building has lead paint?
The federal RRP rule covers work that disturbs painted surfaces in pre-1978 housing and in child-occupied facilities, such as a pre-1978 building where children under six come regularly, and that work needs a certified firm. OSHA's lead standard covers painting as construction work in any building. Romco checks whether the rule applies and arranges a qualified firm when it does.
How long does a commercial painting job take?
No date is promised up front. The schedule hangs on approvals such as a Coral Gables Board of Architects review, on how much of the building can be closed off at once, and on rain between May 15 and October 15. Romco gives a sequence with its dependencies once those are known.
