North Miami Beach, Miami-Dade County

Commercial painting in North Miami Beach

North Miami Beach sets a number on color. Under ZLDC Section 24-79(A), buildings in commercial districts B-1 to B-5 and FCC need a permit to paint exteriors, and the base color must have a light reflectance value (LRV) of 35 or greater. Trim may be any solid color.

The LRV line is tight. A city staff report required a base color with an LRV of 34.03 to be replaced with one above 35, so a near miss still fails. Romco reads the LRV from the manufacturer's data for every proposed base color and lists it on the permit submission.

One North Miami Beach building is far older than the city. The Ancient Spanish Monastery was built in Spain in 1141, bought in 1925 by William Randolph Hearst, and reassembled at 16711 West Dixie Highway in the early 1950s. Along that corridor, Romco plans access and colors with the permit rule first.

How the job runs

From site walk to turnover

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. It manages each painting job here from the jurisdiction check to the punch list.

  1. Site walk and jurisdiction check

Romco walks the building, measures the surfaces and confirms whether the county or a city building official governs the folio.

  2. Approvals and colors

Any color board, historic review, zoning permit or roof-coating permit the address needs is filed before materials are ordered.

  3. Phasing and protection

Work is split around open tenants, residents and traffic. Floors, glazing, landscaping and storm drains are protected before prep starts.

  4. Surface prep

Cleaning, scraping, patching and priming, with wash water kept out of storm drains as county and city rules require.

  5. Coating application

Coats go on in the order the system calls for, with exterior work timed around rainy-season weather.

  6. Punch list and turnover

Romco walks the finished work with the owner or manager, fixes the punch items and hands over the color and product schedule.

Questions

Commercial painting in North Miami Beach

What color can I paint a commercial building in North Miami Beach?

The base color must have a light reflectance value of 35 or greater, and the trim may be any solid color. A permit is required in commercial zones B-1 to B-5 and FCC. Romco checks each base color's LRV before filing.

What does a commercial repaint cost?

It depends on surface area, height, access, the condition of the substrate and the rules at the address. A coastal tower on swing stages and a one-story strip center inland are different jobs. Romco walks the building, writes the scope down and quotes that scope. No figures appear on this site because a number given before the walk would not hold.

What if the building has lead paint?

The federal RRP rule covers work that disturbs painted surfaces in pre-1978 housing and in child-occupied facilities, such as a pre-1978 building where children under six come regularly, and that work needs a certified firm. OSHA's lead standard covers painting as construction work in any building. Romco checks whether the rule applies and arranges a qualified firm when it does.

How long does a commercial painting job take?

No date is promised up front. The schedule hangs on approvals such as a Coral Gables Board of Architects review, on how much of the building can be closed off at once, and on rain between May 15 and October 15. Romco gives a sequence with its dependencies once those are known.
